Who is eligible

Veterans, active duty service members, National Guard and Reserve members with qualifying service, and many surviving spouses. Eligibility is established with a Certificate of Eligibility, which we can usually pull in minutes rather than weeks.

The mistake we see most often is a veteran being moved onto a conventional loan because it is what the loan officer knows. That decision costs a down payment and a monthly mortgage insurance premium that never needed to be paid.

Can I use a VA loan more than once?
Yes. Entitlement is restored when the previous VA loan is paid off, and in some cases you can have two at once. This is one of the most misunderstood parts of the program.
Is the funding fee avoidable?
It is waived for veterans receiving compensation for a service connected disability, and for some surviving spouses. Otherwise it is financed into the loan rather than paid at closing.
Do sellers dislike VA offers?
That reputation is out of date and mostly comes from appraisal timelines that have since improved. A well prepared VA offer from a broker who works them regularly is as strong as any other.
Is there a VA loan limit?
For veterans with full entitlement, no. Above the conforming limit the underwriting gets more careful, but the zero down structure can still hold.
