Why this is different here

Most brokers price an investment property. Fewer can tell you what it will cost to make that property rentable, which is the number that decides whether the deal works. Diego runs a construction company and develops property himself, so the renovation line in your model gets read by somebody who has paid those invoices.

That matters twice over. It shapes which loan program actually suits the project, and it means the equity assumption underneath the whole file is a real one rather than an optimistic one. A deal that only works on paper is a deal that fails at the appraisal.

DSCR ratioThe rent divided by the payment. At 1.0 the property covers itself; above about 1.2 the pricing improves noticeably. Your personal income is often not used at all.
Down paymentTypically 20% to 25% on an investment purchase. More down moves the rate more on these than it does on a primary residence.
ReservesMost investor programs want several months of payments in reserve per property. This is the requirement that surprises people, so it is worth planning for early.
Short sale timingA short sale runs on the lender's clock, not the seller's. Having financing arranged before the approval letter lands is usually what decides whether the deal survives.

What is a DSCR loan?
A loan qualified on the property's rental income rather than on your personal income. There are no tax returns and no debt-to-income calculation on you. If the rent covers the payment, the file works.
How many properties can I finance?
Conventional financing gets tight past a handful. Investor and portfolio programs are built to keep going past that point, which is usually why an investor ends up with a broker rather than a bank.
Can you help on a short sale I am buying?
Yes, and that is the more common case. The financing has to be ready before the lender approves the sale, because these approvals arrive with short deadlines attached.
Do you lend on properties that need work?
It depends on how much work. Light cosmetic work is straightforward; anything structural changes the program. Send the scope and we will tell you which route it fits before you are committed.
